HOW DO I MAKE A TENANCY APPLICATION IN RENTR?

A 1: LANDLORDS HAVE TWO WAYS TO MANAGE THEIR APPLICATIONS BY CREATING TENANCY APPLICATIONS ON RENTR:

  1. From a Viewing:
    1. Tap the Make Application Button in Confirmed viewing
    2. Yes, that is all (Welcome to Rentr!)
  2. As a completely fresh Application:
    1. Go to Menu
    2. Applications
    3. Add Application
    4. Select the Property
    5. Tap Add Applicant:
      1. Enter the Tenant’s email id and other information

 

A 2: LANDLORDS CAN ADD MULTIPLE TENANTS TO THE TENANCY APPLICATION

Simply use the ‘Add Applicant’ button and Rentr invites them to connect to the Application via the app.

Rentr will also contact the Lead Tenant (the first Tenant added, or the tenant who arranged the Viewing) to let them know an additional person has been added to the Application.

Rentr will email the new Applicant with credentials to download and login to the app to confirm their application.

Note: Landlords adding others’ information into Rentr must check with and confirm that they have permission to do so, or they are in breach of Rentr’s terms of use.

 

A 3: RENTR SUPPORTS UP TO 4 TENANTS PER PROPERTY.

For Rentr launch only 4 applicants can be added, and 4 named tenants share in the Assured Shorthold Tenancy Agreement.

Rentr roadmap releases will include up to 15 tenants (or more) for larger HMOs.

 

A 4: RENTR ALLOWS YOU TO ADD GUARANTORS TO A TENANCY

Guarantors can be requested by a Landlord at any time after an Application is created.

Rentr will contact the Applicants and let them know to login to their app and add Guarantor information.

Landlords can then check if the guarantor is acceptable, and can even use Rentr to access a Professional Referencing service to confirm the suitability of a Guarantor.

 

A 5: RENTR ALLOWS LANDLORDS TO REQUEST GUARANTORS FOR ANY AND ALL PROSPECTIVE TENANTS

A “Request Guarantor” button displays under each Proposed Tenant on the Tenancy Application.

A simple tap on the Request Guarantor button sends a request to that Applicant for them to provide details of a Guarantor.

Rentr will contact Applicants and let them know to login to their app and add Guarantor information.

 

A 6: TENANTS CAN NEGOTIATE TERMS OF TENANCY ON A RENTR APPLICATION

The Lead Applicant (the first person added or the person who arranged the viewing with the Landlord) can open their application and tap on the edit button to make changes to e.g. the rent total or tenancy start date.

Changes are saved by tapping the Save and Submit button.

Rentr notifies the Landlord of the change and invites them to check and confirm those new terms are acceptable.

 

A 7: TENANTS CONTROL THEIR OWN RENT SHARES ON RENTR.

Rentr – Co applicants can edit their rent shares and save those details.

Rentr checks and confirms that the total of all Applicants’ rent shares equals the rent amount before finalising a Tenancy Application.

 

A 8: TENANTS CAN FINALISE THEIR TENANCY APPLICATION WITH A SINGLE TAP

The Lead applicant is responsible for Confirming the application details by Tapping the Confirm Application button on the Application screen.

 

A 9: LEAD TENANTS CAN ADD OTHERS TO A TENANCY APPLICATION

Rentr supports up to 4 named co-tenants.

The Lead tenant (the first person on the Application or the person who arranged the viewing with the Landlord) needs to Tap on the Edit button on their Application screen.

They can now use the Add Applicant button to enter the mandatory details for their proposed co-tenants, and Tap on save to add them.

Rentr will contact the Landlord to let them know an additional person has been added to the Application.

Rentr will email the new Applicant with credentials to download and login to the add to confirm their application.

Note: Lead Tenants adding others’ information into Rentr must check with and confirm that they have permission to do so, or they are in breach of Rentr’s terms of use.

 

A 10: APPLICANTS CAN ADD GUARANTORS TO THEIR TENANCY APPLICATION

When Landlord requests a Guarantor for an Applicant then the Add Guarantor button is enabled on that Applicant’s information on the Application screen.

Only the Applicant for whom a Guarantor has been requested can add their Guarantor information.

Applicants can tap on the button and add Guarantor information for as many Guarantors as they would like to provide.

Note: users adding others’ information into Rentr must check with and confirm that they have permission to do so, or they are in breach of Rentr’s terms of use.

 

A 11: RENTR LETS CO-APPLICANTS KNOW ABOUT ALL THE ACTIVITY ON THE APPLICATION LIKE ADDITIONAL APPLICANTS OR GUARANTORS

Yes – Rentr works to keep everyone informed as to the progress and status of their Application, while protecting personal information from co-applicants.

This helps Applicants work together to help the application progress.

 

A 12: EXISTING RENTR USERS ARE ABLE TO SEE NEW APPLICATIONS ON THEIR RENTR APPLICATIONS SCREEN

Rentr notifies all existing Rentr users when they are added to a new application, allowing them to check their Rentr app and confirm that they want to be part of the proposed Tenancy.

If a co applicant is not already using Rentr then Rentr sends them credentials and an invitation to download the app when they are first added to an Application.

 

A 13: LEAD APPLICANTS CANNOT REMOVE OTHER APPLICANTS FROM A RENTR TENANCY APPLICATION

Rentr protects your right to control your own tenancy application.

Only the Landlord or the Applicant themselves can remove them from the Application.

Once an Applicant has been added to a Rentr application and that applicant has logged in to Rentr and edited their rent share on the Application, they or the Landlord are the only users who can remove them from the Application.

 

A 14: THE LEAD APPLICANT CAN VIEW DETAILS OF AN APPLICATION THEY HAVE APPROVED

All Applications appear in the Applications menu.

 

A 15: ANY APPLICANT (PROSPECTIVE CO-TENANT) CAN WITHDRAW THE TENANCY APPLICATION

At any time when the Application Status is “Pending Tenant Acceptance”, the“Withdraw Application” button is visible to all tenants.

Any Rentr Tenant user on the Tenancy Application can withdraw the whole Application simply by tapping it.

 

A 16: THE ‘LEAD APPLICANT’ IS IMPORTANT TO THE RENTR APPLICATIONS PROCESS

Rentr considers the first applicant added to the Application as the Lead Applicant. Often they will be the person whose email id has been used to setup the initial property Viewing, either through Gumtree, the Rentr.co website, or by directly contacting the Landlord.

Rentr considers this person to be the central contact for matters regarding that Tenancy: they confirm the tenancy dates and rent, and are notified when Co-applicants are asked to submit additional information, and when they have done so.

Rentr gives the Lead role to someone because, as in the real world, it is important to have one person as the first point of contact in regards to a Tenancy.

 

A 17: THE ‘LEAD APPLICANT’ ROLE IS NOT EFFECTIVE ONCE THE TENANCY AGREEENT HAS BEEN SIGNED.

The ‘Lead’ and ‘Co’ Applicant and Tenant roles are effective only in the Rentr App.

In fact, under the ‘Joint and Several’ Assured Shorthold Tenancy Agreement you form when you eSign the Tenancy Agreement template included in the Rentr app all of the Tenants are equal, and all jointly share responsibility (with their Guarantors if there are any) for making sure that the Tenants’ obligations under the contract are fulfilled.

 

A 18: APPLICANTS CAN PULL OUT OF A RENTR TENANCY APPLICATION

At any time until the Tenancy Application is confirmed by the Lead Tenant and Approved by the Landlord, any applicant can decline to be a part of an application easily using their Rentr App.

If the Lead Applicant pulls out, that Application is cancelled, but Rentr makes is so easy for Rentr users to make Tenancy Applications that their co-applicants can always move forwards with the Landlord again quickly.

 

A 19: THE RENTR APPLICATION STATUS KEEPS EVERYTHING RUNNING SMOOTHLY

The Application Status is the way in which Rentr keeps users informed about the progression of the Application.

Rentr makes it so easy to create and manage multiple applications directly from your mobile device, and both Landlords and Tenants can edit details at any time: negotiating Rent, Tenancy Start Dates, adding co-Applicants to share the rent, and including special terms (not available with Rentr).

When a Lead Tenant submits an application, the Landlord has to accept those details before the Application can be moved to a Tenancy Agreement.

If a Landlord edits something on the Tenancy Application, Rentr requires the Tenants’ acceptance of that change before it will allow the Landlord to form a contract.

Rentr works to ensure that both Landlords and their Tenants are kept informed and up-to-date with what is going on with their Applications, their Tenancies, and their Properties by notifying each party concerned when anything changes
