Rentr is for landlords and tenants who have had enough of a lettings industry that overcharges and under delivers. Our rent app is underpinned by the most advanced technology out there, and has been designed by real people with real experience as both landlords AND tenants! By connecting landlords and tenants in real time and providing every tool imaginable within lettings, Rentr ensures smoother searching, easier paperwork and supports you in building better relationships for stress free lettings! We will sit as your online letting agent, with a team of lettings experts (we’re not just techies!) doing everything a High Street agent or online service can do for you, just much more efficiently!

Rentr is primarily a mobile application and has been designed to enable landlords to self manage their property portfolio in the palm of their hand. So, whilst we aim to provide some information through our website, you will need to download the app in the App Store or Google Play to use our services! Rentr is a free app for landlords and tenants to download.

The Tenant Fees Act Tenant Fees Act – GOV.UK (www.gov.uk) came into force in 2019 to protect tenants from hidden fees. All of our landlords agree to T&Cs when choosing to advertise their property through us, to agree that they will abide by the Tenant Fees Act.

When you find a new property through Rentr you will need to provide references to your prospective landlord but there will be no cost to you for this. If for any reason one of our landlords does ask you to pay any fees then please contact us immediately.

You may be asked to pay a refundable holding deposit (capped at no more than 1 week’s rent) direct to your landlord to reserve the property, which will go towards your security deposit when your new tenancy starts.

At Rentr we are early in our journey to bring a better renting experience to all. At the moment we do not handle any client money and this includes Holding Deposits. So, once a property has been advertised, a viewing arranged through Rentr and an application agreed, the next stages of the journey will be for tenants and landlords to take together. Many landlords require a holding deposit be paid by an applicant in order to reserve a property. At Rentr, we are building the platform to bring stress free lettings to all self-managed landlords. We are in the early stages of our journey and our current paid-for services, available to order within our free app, are shown below. We will be launching more new and exciting features regularly so download the app to keep up to date with all the latest developments!

Advertising

Whilst advertising your property on the Rentr portal is completely free, we will also shortly be able to start offering advertising through national portals, to help you find a good tenant quickly! The cost for this service will be £29 including VAT.

You will be required to agree to specific T&Cs (including the requirement to abide by the Tenant Fees Act) and provide ID and Ownership Proof, in order for your advert to go live.

Certificates

You are able to order a range of certificates through the Rentr app, including Gas Safety Certificates, EICRs and EPCs. All prices are shown clearly on our app.

Rentr landlord property management software will connect you with our community of tenants to find the right person for your property. We are also finalising partnerships with national portals, to bring the rest of the tenant market to you! It’s vital you have ID, ownership proof and EPC available for advertising a rental property!

Rentr is committed to ensure only quality adverts are seen by tenants, for your sake and ours! When your advert is ready to go, we will review it before it is published. If anything important is missing (such as photos or your EPC) we will flag this with you before it goes live. Once it is up to standard, we will post the advert for you. We have a duty of care to tenants and take this very seriously, so we will ask you to provide photo identification and proof of property ownership in order to advertise through us. Don’t worry, we’ve created a super simple process for uploading this information and can advise you exactly what you need to provide!

Rentr is finalising a partnership with a national referencing agency to ensure that we can support you to find you the right tenant, with whom you can build a successful long term relationship. The following checks will be conducted:

• Income verification/affordability
• Credit checks to assess credit history
• Right to Rent checks
• Landlord references are often unreliable and difficult to verify, so we focus on the facts

Private landlords and agents are legally required to check the immigration status of all tenants, lodgers and any other adults who will be living in the property. This is called a ‘right to rent’ check. It has to take place before the tenancy starts and we aren’t quite ready to offer this through our app yet. Rentr doesn’t currently offer referencing as a service but this will be coming very soon! Once in place, our third party reference checks will be completed within 3 days, often quicker if Open Banking income verification is used.

Once referencing is complete and satisfactory, you will agree to a moving in date with your tenant and start putting together the required legal documentation. You will also need to ensure that you have your safety checks and certificates complete, a detailed inventory done and the property clean and prepared for move in.

Yes, landlords are legally required to renew their gas safety certificates (CP12) every year, on each gas appliance/flue.

Your electrical certificate (EICR) will last for 5 years.

It’s important to know when rent is due into your account and to speak to your tenant quickly if it doesn’t arrive. Using a rent app like ours to communicate effectively with your tenant helps to ensure payment is made on time and your relationship with your tenant remains a happy one!
